I’m Aziz Rangwala. I live in the Hawkesbury and have spent more than five years in residential property sales across Western Sydney, North-West Sydney and the Hawkesbury, working with buyers, builders and developers on land, house-and-land packages and off-the-plan projects.

Before property, I studied accounting and law. That’s why I pay attention to the parts most people skip: the numbers behind a purchase, the fine print in a contract, and how policy changes flow through to buyers and investors.

Every week I hear the same questions. Should I buy now or wait? What does this rate move mean for my borrowing? Will this new policy help or hurt? The headlines rarely give a straight answer.

The Property Desk is my attempt to give one. Each Friday I take one of the big debates in the Sydney market, set out both sides fairly, and explain what I’m actually seeing on the ground, especially here in Western Sydney and the Hawkesbury.

My promise: I’ll tell you when it’s not a good time to buy, as well as when it is.

A note on my role

I work in property sales with Vision Property, and the views on this site are my own. If an article touches on a project I’m involved in, I’ll say so. Although I studied accounting and law, I’m not a practising accountant, lawyer or financial adviser. Everything here is general information only, so please get professional advice for your own situation.
